Stucco Painting & Coatings: Acrylic, High-Build and Elastomeric Systems
Stucco painting & coatings covers three products that all do the same basic thing: each one is a film laid over a wall whose plaster is already finished. None of them changes what the wall is made of. What separates them is film build, meaning how thick the dried film ends up, and how freely water vapor from inside the wall passes out through it. Those two properties pull against each other: the thicker the film, the less freely the wall breathes through it, and so the more the wall underneath has to be in a condition to dry.
Choosing between acrylic masonry paint, high-build acrylic and an elastomeric coating is a decision about how much durability your wall needs and how readily it must release moisture, not about which colors you can have. Any of the three will give you the color you want. If you would rather have the color mixed through a new finish coat than laid over the old one, that is covered under stucco resurfacing.
Acrylic Latex on Masonry
Acrylic latex on masonry is an ordinary exterior paint, made from one hundred percent acrylic resin and formulated for cement surfaces, not wood or siding. It goes on thin, so the sand and swirl of your existing finish still show through once it dries. Of the three stucco coatings here it is the most vapor permeable, which means moisture moving out of the wall passes through it with the least resistance.
Masonry paint colors and protects a wall that is sound, and that is where it stops. It has no stretch in it, so a crack that opens in summer and closes in winter will reappear through the paint; repairing that kind of crack is stucco repair work and belongs to that service. Acrylic latex is also applied over a masonry primer, never straight onto bare plaster.
High-Build Acrylic
High-build acrylic is the middle product. It is the same family of acrylic resin, but each gallon carries more solid material and less water, so more of it stays on the wall once the water leaves. That heavier film settles into the fine pores of the plaster and into surface crazing, the shallow hairline pattern that shows up across an aged finish. Its advantage over the heaviest product is breathability: it lets more moisture out of the wall than an elastomeric does, which is why it suits a wall that has to keep drying outward. What you give up is stretch, since it does not move with the wall the way an elastomeric will.
Elastomeric Coating
An elastomeric coating stretches instead of cracking. One manufacturer's one hundred percent acrylic elastomeric tests at 473 percent elongation under ASTM D412, meaning a sample can be pulled to several times its original length before it tears. That figure comes off the manufacturer's data sheet and describes the cured material in a laboratory, not the film on your wall. What matters on the wall is that the maker specifies it heavy, in two coats, and it only performs as sold at the dry film thickness they specify.
Crack bridging of that kind is what the product is for: hairline cracking and the small seasonal movement a wall makes as it warms and cools. It remains a film over the plaster, not a repair to it and not a waterproofing system. It is also the thickest film of the three, and therefore the least vapor-open.
Primers, and Why Plaster Needs One
Cement plaster is strongly alkaline, and that alkalinity will attack an ordinary paint film from underneath. An alkali-resistant masonry primer is the class of product that stands between the two, and on your wall it does a second job as well: bare plaster drinks unevenly, heavier where it is porous and lighter where it is dense, and the primer evens that out so the color coat has something consistent to hold onto. We use a primer made for stucco, not a general-purpose one.
Color Choice, Sun and Fade
The color you choose here sits in the film rather than in the plaster, because color mixed through a new finish coat is part of stucco resurfacing. Chico summers run hot for months at a time, and a wall that takes full afternoon sun is under that heat for hours at a stretch.
A dark color absorbs more of it, so a dark west-facing elevation runs hotter than a pale one and its pigment loses depth sooner. Your walls will not fade evenly, which is why the wall a color lands on is as much of a durability decision as the color itself. Pigments differ in UV resistance, and we will tell you which of your walls will hold a deep color and which will not.
Breathability: Why a Stucco Wall Has to Dry Outward
Stucco absorbs water. Rain drives into the face of a wall, and the cement plaster holds that moisture the way a thick sponge does, releasing it slowly once the weather clears. Because the back of the wall is closed off by framing and insulation, most of that water leaves the way it came in, passing out through the face as vapor. That route out is the drying path, and it is the reason breathability is discussed at all when stucco coatings are chosen for your house.
Anything you put on the outside of the wall stands in that path. A coating that lets vapor through slows the wall down a little; a coating that holds vapor back keeps the water inside the plaster, where it has nowhere useful to go. The trade puts a number on that, called a perm rating.
What a Perm Rating Is, and What It Is Not
A perm rating measures how readily a dried film lets water vapor pass through it, tested to ASTM E96, the standard method for measuring that transmission through a material. The higher the figure, the more freely the wall breathes through the coating. One manufacturer rates its elastomeric as vapor permeable under that method, and in general terms a high-build acrylic is the more open of the two, so we weigh both against the wall in front of us rather than against each other on paper.
We do not quote you a perm figure, and that is deliberate. Makers run the test under different conditions, so two published numbers frequently describe two different experiments, not two comparable products. No test standard has been written specifically for elastomeric wall coatings; the methods used are borrowed from other industries. What we can tell you is where a given product sits relative to the others we work with, which is the comparison that holds.
Every Coat You Add Closes the Wall a Little
Each coat you put on adds to the film build on the wall, and the layers already there count toward the total. A house repainted three times carries all three films, so the same wall dries less freely than it did when the plaster was bare. Whether yours has reached that point is something we check on site rather than guess from the number of repaints, because a sound old film can still be coated over and a failing one cannot.
You can usually see the result before anyone measures it. Blistering and peeling on a stucco wall are rarely the paint letting go on its own; they are moisture pushing outward from the plaster against a film that will not release it, lifting the coating from behind. Once the buildup reaches that stage, taking the old film off serves the wall better than adding another layer over it, and removal work of that kind is handled separately from a coating job.
What a Coating Cannot Fix
A coating protects and recolors a wall that is already sound. It adds color and a weather-resistant film to plaster that is holding together, and that is the whole of what stucco coatings do. They do not repair a wall, and they do not stop a leak. Where water is already arriving behind the plaster, a new film over the outside hides the evidence while the cause carries on, so coating over the surface only postpones the repair. We would rather tell you that before you spend money on color. The honest sequence is to settle the wall first and coat it afterward, in that order.
Leaks Come From Openings, Not From the Paint
Water gets into a stucco wall at the places where the plaster stops and something else begins. Around windows and doors, where a roof meets a wall, and at every pipe, vent and light fixture that passes through, the wall depends on flashing, which is the thin metal that carries water back out past the joint. A film brushed or sprayed over the face reaches none of those openings, so waterproofing a wall from the outside is not what a coating does.
It does something worse than nothing, because the plaster dries outward and the new film slows that drying while the water keeps arriving. If a stain came back after the last coat, the opening that let the water in is still open. Finding water intrusion behind the plaster is stucco remediation work, and reading the wall beforehand is what a stucco inspection settles. The moisture barrier behind the lath is set during installation, not from the outside.
Efflorescence Is a Symptom, Not a Stain
The white powdery bloom on a wall is efflorescence. Moisture moving through the plaster dissolves soluble salts inside it and carries them to the face, where the water evaporates and leaves the salts behind. Washing it off and coating over it restarts the cycle, and the salts arriving behind the new film break its adhesion and push it off the wall. So we remove the bloom and settle the moisture intrusion feeding it before we quote a coating, and tracing that source is remediation work.
Getting the Wall Ready: Washing, Chalk and What Is Already There
Surface preparation is where most of the labor on a coating job goes, and with it most of the cost. Your wall sets that figure, not the color you pick: a clean, sound wall in good condition needs washing and priming, while a wall carrying years of powdery breakdown, growth in the shade or paint of unknown age needs each of those conditions handled before a coating can hold.
Our sequence on every stucco painting job is the same one either way. We remove mildew and grime first, then we apply a stucco-specific primer that grips cement plaster and gives the finish coats something to bond to. What changes between one house and the next is how much work sits between those two steps, and each of the steps below has its own test for whether it is done.
Chalk, and Whether the Old Coat Still Holds
Chalking is what UV wear does to an old coating over years of sun. The binder holding the color together breaks down at the surface, and the pigment left behind comes away as a fine powder. Run your hand down a sunny wall and look at your palm: a white or colored dust on your skin means the coat has reached the end of its life and a recoat is due.
New paint applied straight over that powder bonds to the powder instead of the wall, so it lets go early and takes the chalk with it. We wash the loose material off and follow with a masonry primer or conditioner that binds down whatever remains, which restores adhesion for the coats above. A new wall can also feel chalky, and that is a different condition with a different answer.
What a North Valley Year Leaves on a Wall
Three things settle on Chico walls over a year, and none of them will let a coating bond. Mildew and grime build up on shaded and north-facing walls where the surface stays damp longer; fine ash and soot drift down through a smoky autumn; and sprinklers reaching the base of a wall leave hard-water mineral staining above a damp band. Stucco cleaning handles each one before anything is applied, and mildew removal is part of that wash, not an extra. Where mold is visible on a wall we are preparing, a qualified independent specialist handles that assessment, because testing and removal are their own trade.
Older Chico Houses and What Is Under the Old Paint
Preparing an older house means disturbing whatever coating is already on it. On a building put up before 1980, material is tested for asbestos and lead before anything is disturbed. Federal rules set by the Environmental Protection Agency govern work that disturbs paint on older housing, and we work to them. What the test finds decides how the wall is prepared, not what color goes on it: lead paint or asbestos in the existing coating rules out aggressive methods that send material into the air, and the preparation changes to suit.
Keeping the Bottom of the Wall Draining
Your stucco wall drains at its base through a weep screed, a metal strip with slots along its bottom edge that lets water that got behind the finish run out. Openings drain the same way, through gaps around windows and doors that are meant to stay open.
A sprayer held too long at the bottom of the wall fills those slots with coating, and a caulk gun run along the base or across the drainage side of a window closes them just as completely, which holds water inside the wall instead of releasing it. So we mask the screed and keep the drainage path clear. A sealant joint goes where two materials move against each other and water would otherwise be driven in; the drainage gaps are left open.
Spray, Roll and Building the Film to Thickness
A coating only performs the way its maker describes when it dries to a stated dry film thickness, which is how thick the coating is once the water has left it and the color is set. Every claim about how long a product lasts and how much water it holds off belongs to that thickness, so the real question in stucco painting is not which tool a crew picks up but how much material ends up standing on your wall when the job is finished.
A textured wall makes that harder than it sounds. The peaks and hollows of a stucco finish carry far more surface than the flat face of the same wall, so the same quantity of coating spread over it dries thinner unless the crew puts more on. So the method we use follows from the wall, and the number of coats behind it is set by the product rather than by what is quickest.
Spraying Versus Rolling a Textured Wall
Whether we spray or roll your wall is a question about reach and contact. Spraying drives material out under pressure, which puts it on quickly and carries it into the low points of a heavy texture that a roller rides straight over. Rolling does something spraying cannot: it presses the coating into the surface and wets the wall, and that contact is what makes the film hold. The working answer on most exterior stucco is both.
We spray the coating on and follow immediately with a roller while the material is still wet, a step called back-rolling, so the wall gets the coverage of a sprayer and the contact of a roller. Spraying asks for something in return, because coating that leaves the gun travels. Overspray settles on whatever is downwind of it, so we mask windows, trim, walkways and plants before any material moves, and we keep the drift off your neighbors' property.
Why It Is Two Coats Over Primer, Not One
The performance figures printed on a coating's data sheet were measured on a film of a stated thickness, and one thin pass does not reach it however good the product is. A single-coat elastomeric job is not the product that was tested, whatever the label on the pail says.
Our sequence is a primer first, then the coating itself in two coats, because that is what builds the film to the depth the numbers belong to. You can check the arithmetic yourself through the coverage rate, which is how much wall a given quantity of material is meant to cover. A crew stretching five gallons across more wall than the maker allows is laying a thinner film than the one you are paying for.
Working Around a North Valley Summer
Stucco coatings are applied inside a window of temperature and moisture set by the product that goes on the wall, and that window is what writes the schedule on your house. Manufacturers put it at roughly 50 to 90 degrees, and the number has to hold for the air, the coating in the bucket and the wall itself.
The wall carries a further condition: its surface has to sit at least 5 degrees above the dew point, which is the temperature at which moisture condenses out of the air onto a cool surface. With July average highs in the mid-90s and summers here effectively rainless, a sunlit elevation spends much of the afternoon above the top of that application window while a shaded one stays inside it. So we plan the days around which walls are out of the sun and when, not around the square footage of the house.
Why the Air Temperature Is Not the Number That Matters
A wall in direct sun is hotter than the air beside it, so the thermometer on your porch does not tell you whether the west side of the house is ready to be coated. The reading that governs the work is the substrate temperature, meaning the heat of the wall surface under the crew's hand.
Above the window, coating on a hot wall will flash dry, skinning over at the surface before it can flow together with the material next to it. That leaves lap marks, visible bands where wet coating met an edge that had already set, and a film that never bonds properly to what is underneath. We start early, follow the shade around the building, and take an entire elevation in one go so no dry edge forms in the middle of a wall.
The Shoulder Seasons, and What Sets the Calendar
Spring and autumn are the better working months here, for the same reason the summer is difficult: the wall spends more of the day inside the window instead of above it. Those months bring their own two limits. A cool morning wall can sit close enough to the dew point that the coating will not cure, and the rain in this valley arrives concentrated from late autumn through spring.
The calendar on a coating job is therefore made of waits as much as of work. The wall is washed first and then has to dry through before anything is applied to it, each coat has to take before the next one goes on, and new plaster or a fresh patch waits weeks of its own before any coating is scheduled. Looking at the Wall.
We start by identifying what is already on your wall, since a bare cement finish and a wall carrying two earlier coats lead to different products. An adhesion test tells us whether the old film is still bonded, and a check for chalking tells us how far the existing coat has weathered. Anything that has to be settled before any color goes on gets named while we are standing there, whether that is a cracked patch, a failing sealant joint or a stain with a source behind it.

You then receive a written scope that names the product going on your wall, the primer under it and how many coats we will apply. Washing, Prep and Masking.
We wash the walls first, and they have to be dry right through before the primer goes on. Surface preparation follows, along with masking: windows, light fixtures, meters, doors and the planting along the base of the house are covered before the first bucket is opened. Standards, Test Data and the License Behind Coating Work
Very little of what determines how stucco coatings perform is written into a building code. The numbers that separate one product from another are measured by the manufacturer in a laboratory and printed on the product's technical data sheet, which is the page a supplier will hand you if you ask for it. That is a useful position for you to be in, because test data is something you can read and compare before you agree to anything.
The Numbers Worth Asking a Supplier For
Three figures on that sheet tell you most of what you need. The first is elongation, which is how far the dried film stretches before it tears, tested to ASTM D412. The second is its vapor permeability, tested to ASTM E96, the standard governing water-vapor transmission, though that test is run under varying laboratory setups, so one maker's figure will not line up against another's. The third is the dry film thickness, and it anchors the other two, because both were measured on a film built to that depth, not on a thinner one.
How California Licenses This Work
California regulates this trade through the Contractors State License Board, which defines the C-35 Lathing and Plastering classification around lath, metal stud channel work, and plaster coatings. Setting out a classification that way gives you a plain description of the work a plastering contractor is examined and licensed to perform, written by the state, not by anyone bidding your job. That description covers the plaster itself and the coats applied over it. Which classification a given contractor holds is on the board's record rather than ours to characterise, and it is worth checking against the work you are hiring for. Is painting stucco a good idea?
On a wall that is sound, stucco painting gives you two things at once: a protective film and the color you chose. If your cement finish is still in good condition and what you want is a fresh surface instead of a paint film, you can have the wall resurfaced and stay out of paint altogether, and we handle stucco resurfacing as its own service. The catch is worth knowing before you decide. Once your wall carries a film, that film becomes the thing you maintain.
What are the downsides of painting stucco?
Three, and none of them is a reason to avoid stucco coatings on the right wall. You are committing to that renewal cycle. You are also reducing how freely the wall dries outward, which is what a perm rating measures. The third is the one that costs people money: a film changes how a wall looks without changing what is happening behind it.
Can you just paint over stucco?
No. Bare cement plaster takes an alkali-resistant masonry primer before any color goes on, because the plaster is chemically harsh enough to attack a color coat applied straight to it. New plaster and fresh patches are harsher still while they cure, so they wait 28 to 60 days before either the primer or the coating.
Can you paint stucco yourself?
Plenty of homeowners do, and brushwork is rarely where it goes wrong. Two things account for most of the failures we are called to look at. The first is thin material: an elastomeric applied below its rated dry film thickness no longer behaves like the product the manufacturer tested. The second is washing a wall that has already begun shedding powder and coating it anyway, which puts good material on a surface that cannot hold it.
Is it better to roll or spray paint stucco?
Both, in that order. What decides whether we spray at all on a given morning is wind, since a breeze carries atomized coating onto cars, plants and neighboring walls.
How long will paint last on stucco?
We plan on seven to ten years, and your house will not reach that point everywhere at once. South and west elevations are exposed to far more sun than a shaded north wall, so they age out first. Rub a sunny wall with your palm; powder on your hand from one elevation and none from another tells you which side set your timing.
What happens if you don't paint stucco?
Cement plaster does not depend on paint to survive, so an uncoated wall is a normal wall rather than a neglected one. What does ask for attention on every house, coated or not, is the flexible sealant around windows and doors, which shrinks and splits with age and lets water reach places a wall was never meant to pass it.
