Stucco removal & replacement takes the exterior wall covering off down to the wall behind it and builds a new one in its place. That covering is not a single coat of material but an assembly: the substrate, meaning the framing or sheet material it is built on, then a weather-resistive barrier, then metal lath, and only then the plaster you can see. Converting Wood or Vinyl Siding to Stucco

A stucco conversion is a removal job with no plaster to remove. Going from siding to stucco starts with stripping the boards or panels, the trim around them and the fasteners holding them on, which leaves a wall that has never carried plaster before. Nothing on it can be reused, so every layer is new work.

Cement plaster is also heavier and thicker than what came off, and that added thickness pushes the finished face of your wall outward, so windows, doors, trim and the junctions where the wall meets the roof are reset to the new plane.

Replacing a Failed Synthetic Wall

EIFS, short for exterior insulation and finish system, is a synthetic exterior wall system, not cement stucco, though it was often finished to resemble it. The two differ in where they send water. A hard-coat wall, meaning one finished in cement plaster, assumes some water will get behind the plaster and gives it a path down and back out. Older EIFS was built face-sealed, meaning water was stopped at the outer surface and there was no drainage path behind it, so whatever found its way in through a failed sealant joint or an opening had nowhere to go.

On houses, a drained version of the synthetic system is what the residential code requires over framed walls now, which is why the walls that come off are usually the older face-sealed kind. Chico takes roughly 27 inches of rain a year, and it arrives concentrated in the cool months rather than spread across them, so a wall with no way to release water is asked to hold it back for weeks at a stretch. A full replacement takes the plaster off down to the framing and builds the wall back up. Deciding whether to repair or replace has little to do with how the finish looks. Two things behind it set the scope: how well the plaster still grips its base, and the condition of the weather-resistive barrier behind it.

What Keeps a Wall Repairable

A wall stays repairable when three conditions hold together. The damage is localized damage, confined to one or two areas. The plaster surrounding it is still bonded to its base, so it rings solid when tapped instead of sounding hollow. And nothing suggests water has been getting behind the finish. Where all three hold, a repair is the correct answer as well as the cheaper one: sound plaster over a sound base has years left in it.

What Takes a Wall Past Repair

A wall is past repair when the trouble is no longer local: deterioration across whole elevations, plaster separated from its base over large areas, and patches that keep letting go. Plaster that will not hold a patch has lost its grip on whatever is behind it, which the trade calls delamination.

On that scale the layers beneath the plaster are what gave way, and nothing applied to the surface reaches them. Only a rebuild changes what sits under the plaster, which is why replacement is the one scope that can put a different weather-resistive barrier on your house.

Why the Answer Is Not Settled From Outside

Both tests are read from the outside, and the outside misleads in both directions. A wall that looks intact can sit over a barrier that failed years ago, and a badly cracked one can sit over a sound assembly. So what we see from the ground ranks the possibilities rather than settling them. A probe opening settles it: we cut a small hole through the plaster in a chosen spot and look at the hidden condition behind it. Until that opening is made, any scope we write for you is provisional, and the price attached to it is provisional in the same way.

What a Replacement Does Not Fix

Cement plaster shrinks slightly as it cures, so fine shrinkage cracking is inherent to the material and a new wall will develop some. Where we place each control joint and how long we keep the plaster damp both limit it without abolishing it.

When we replace a wall we renew the covering and every layer under it, which leaves any cause sitting outside those layers untouched. Two come up often. Water entering above the wall, at a roof edge or a deck, runs down inside it and will wet a new assembly exactly as it wet the old one. If the building itself is moving, it will crack new plaster the way it cracked the old. Movement is a structural question for an engineer, and we do not diagnose or repair it; where we suspect it, we say so before you commit to a rebuild.

Taking the Old Wall Off: Demolition, Testing and Debris

Stucco removal is not general demolition. A tear-off uncovers your building in a set order, and that order is decided before the first piece comes down: which face opens first, what has to be identified before it is broken, and where the material goes once it is off the wall. Cement plaster is a heavy, brittle covering, and it comes away in sharp pieces that fall onto whatever is below.

Tearing Off by Elevation

Dry-in is that closing back in, the point where the open framing is covered again so rain cannot reach it. Your house is therefore never fully open, and only one side of it is exposed to weather on any given day. Which face comes first follows the sun and the forecast, so the side facing an approaching storm is not the side left open through it.

Testing Before Anything Is Disturbed

Pre-1980 construction gets tested for asbestos and lead before anything is disturbed. The age of the building is what triggers that testing, not how the wall looks. Older exterior coatings and the materials underneath them were made when both were in ordinary use, and a sound, well-kept wall from that period is as much a candidate as a failing one. Taking the plaster off is the one point in the job when the structure and the drainage layers behind it are in plain sight. The sheathing, the framing and the barrier can be looked at directly only while the wall is open. What we find in that window is what the final scope of your job is written against.

Sheathing and Framing

Sheathing is the flat board layer nailed across the framing, and the framing is the wood skeleton that carries the house. Where water has been sitting against either, the wood softens and crumbles into dry rot, and the fasteners corrode. Damage of that kind concentrates around windows and doors, where water has the most ways in. We repair what we find before anything new goes over it. It is a separate line on your estimate, not something the new plaster absorbs, because plaster does not stabilize what it is applied over.

The Old Weather Barrier and Its Flashings

We often find the reason the wall failed in the weather-resistive barrier behind the plaster. Sheets get installed so that an upper piece tucks behind a lower one, and that lap direction sends water inward rather than down.

Sometimes the barrier stops short of a window or door, and sometimes it was never separate from the plaster at all, leaving the wall no drainage plane to speak of. None of the old barrier is reused. We also inspect the flashing at openings and where roofs meet the wall, since those junctions concentrate more water than any flat run of wall.

When What Is Found Changes the Scope

Your estimate is written against the condition we can establish before demolition begins, which means it has a known half and an unknown half. The known half is the covering itself: the area to be removed, the layers to be rebuilt and the finish to be matched. The unknown half is concealed damage, and it is usually sheathing, framing, flashing or barrier work that no one could see from outside. Those are the items that move the number. A Drainage Plane That Actually Drains

The weather-resistive barrier is a sheet layer hung on the framing before any plaster goes up, and the continuous path it forms down the wall is what the trade calls the drainage plane. They are the same thing named two ways: the material, and the job it does. Some water reaches it on any wall, through a hairline crack or around a window, and the plane gives it somewhere to go instead of soaking into wood. Over wood-based sheathing the California Building Code path is built from separate continuous layers, so a tear in one does not open a route inward.

At the bottom, a weep screed opens the base of the wall and releases what has run down; we hold it up off soil and paving so the exit is not blocked. Windows and doors are lapped into the barrier so water passes over the flashing instead of being caulked tight against it and trapped behind. Many older walls here were built with no exit at the base at all.

Plaster needs something to hold onto, and metal lath supplies it: a stiff mesh nailed over the wall that the wet material is forced through and locks around as it hardens. How Long a Replacement Takes and How Much of the House Is Open

A stucco replacement is measured in weeks rather than days, and the length comes from the work itself. Adding hands does not shorten it, because most of the calendar is spent waiting for material to harden and for one wall to be finished before the next is opened.

Any given wall is bare only between the moment the old covering comes off and the moment the new weather barrier and flashings are sealed, which is the stage called dry-in.

The Sequence That Sets the Calendar

On one face, each step waits on the one before it. The covering comes off, we look at what is underneath, and anything damaged is repaired before anything new is fastened over it. The drainage layers and the lath go on next, and the plaster starts only once both are complete and inspected.

Cement plaster then goes on in coats, and California sets a minimum waiting period between them so each coat can harden before it carries the next. A wall rebuilt today is held to the requirements in force now, not the ones that applied when the house was first covered. The California Building Code is revised on a fixed cycle, so a house finished decades ago was built to standards that have been updated since. That is why a rebuilt wall usually includes parts the original never had.

What the Code Asks of the New Wall

Three things the current code asks for are often missing from an older wall. The first is a layer behind the plaster that carries water back out. The second is a weep screed along the base of the wall, a metal edge that gives that water somewhere to leave, set high enough to stay clear of soil and paving so the ground does not seal it shut. The third is metal lath fastened across the framing for the plaster to key into.

Whether your project needs a permit depends on how much of the assembly is coming off, and the building department decides that, not us. Where the lath and the barrier behind it are replaced, an inspector looks at them before any plaster goes on, because once the coats are applied nobody can see what is underneath.
